ROUND ROCK, TX-Work has begun on Martin Fein Interests' second luxury apartment complex at the La Frontera development in Round Rock.
Units at Lakeside at La Frontera should be ready to lease by spring 2002, Timm Wooten, Fein's executive vice president, tells GlobeSt.com. It joins Fein's 411-unit Enclave complex at the La Frontera development. The Enclave is 50% leased, Wooten says. They are Houston-based Fein's only Central Texas projects.
The projects are part of the 328-acre La Frontera multi-use development at the intersection of Interstate 35, Texas 45 and Mopac Expressway. The Lakeside is on the north side of La Frontera and situated on 10.5 acres fronting Hester Crossing. The Enclave is on the south side of the development.
Wooten says the apartment market has softened, but that Fein looks at Lakeside at La Frontera as a long-term play. The market will bounce back, he says, and in the meantime and when it does, Lakeside will be an attractive option for renters. “We think it's a one of a kind-type location,” he says.
The project has an urban-style density with 35 units per acre instead of the 18 units per acre in recent suburban apartment complexes. It has 388 units, one-, two- and three-bedrooms, in three-story buildings. Another urban touch is the parking garage that connects to the apartment buildings. The complex also has a clubhouse with a great room and a business center. The fitness center has an indoor-outdoor pool.
The lake in the complex's name is a pond with stone retaining walls and landscaping. Wooten says there will be a promenade walkway around the water. Fein's construction company, Westchase Construction, is the project's general contractor and Steinberg Collaborative is the architect.
