Joe Gusich and Hans Hansson of Starboard Commercial Real Estate represented Printchannel in the deal. Hansson tells GlobeSt.com the Internet company is very pleased with the deal.

"Printchannel was looking at renewal in their existing location in the $40's, the best that particular landlord was willing to do," he said. "They definitely wanted to take advantage of lower rates and were willing to look outside of the (South Beach) area."

Starboard had represented the previous tenant, Hardcloud.com, in securing a $52 SF lease last year, but the company went under. "That's quite a drop in one year," adds Hansson. "We're seeing that surviving tech firms willing to take advantage of the market are finding it rather easy to do so."
