San Diego County Credit Union signed a 20-year lease for 7,964 sf. Velure Investments signed a seven-year lease for 2,100 sf. Global Fax Network signed a seven-year lease for 1,500 sf. United Title Escrow signed a five-year lease for 1,605 sf and Chiyoda Integra of Tokyo has signed a five-year lease for 1,139 sf.

The five new leases, valued at more than $5.5 million, are for space in the first phase of the project, which consists of a five-story office over retail building totaling 100,259 sf, with completion scheduled for February. Christopher Lewis of Mountain West Real Estate and Richard Gonor of Business Real Estate Brokerage Co./NAI represented all parties in the office lease transactions.

Gateway Chula Vista is an $82-million, 346,000-sf development on 4.5 acres. This project will be the only Class A project south of Downtown and will include three buildings totaling about 62,000 sf of retail and about 285,000 sf of office space. The project will also include a retail promenade on the ground floor of each building that will feature an upscale dining facility and a four-tiered parking structure.

Tony Villasenor and Kevin Held of Business Real Estate Brokerage Co./NAI are handling the retail leasing for the project. McCabe, Harris Architecture, designed gateway Chula Vista. Coast Pacific Properties is the Chairman Manager with Jim Pieri as manager. Chula Vista Asset Management is also a manager with Jack VanderWoude as manager.

The general contractor is DPR Construction and Facility Solutions is the space planner. Gafcon is serving as project manager.
