Broker Mark Lehman has signed two more leases in keeping with the trend in the Houston market. The 12,000-sf pact puts University Cheer & Dance Co. into a warehouse at 550 Genoa Red Bluff Rd. and Lone Star Gage & Calibration Inc. into 10,000 sf at 3482 W. 12th St.

Lehman has closed a three-year sublease deal for PPG Auto Glass LLC at the Genoa Red Bluff Road site. He says the building is perfect for the cheerleading company because it hosts mercury vapor lights, 24-foot clear heights and a large clear span area. The warehouse is being leased for 42 cents per sf.

Lone Star has signed a five-year lease for its site on the edge of Houston Heights. Lehman says a rent price is in the mid-40 cents per sf for the tilt-wall, dock-high, air-conditioned facility, which Lehman says is a rare find in buildings that small. The property also has a side yard for outside storage, another hot commodity according to Lehman. He has represented building owner, Edmund Shiu, while Nick Limperos and Frank Onorato, two more Grubb & Ellis brokers, have cut the deal for the tenant.
