The Beverly Hills, CA-based ICON Health and Fitness Inc. has moved into 13,440 sf of office-warehouse space at 10990 Petal St. in Dallas. The tenant, which just six months ago hit the 500,000 sf mark in Mesquite, is using the location for a repair and wholesale site, Tom Smolik, senior vice president of TIG Real Estate Services Inc. in Dallas, tells GlobeSt.com. He has represented the building owner, Greater Dallas Realty Capital LP, in the negotiations for the five-year lease. Shawn Hall of Coldwell Banker Commercial has acted on ICON's behalf. ICON has relocated its repair and wholesale site from Ft. Worth.
ICON has selected part of a 144,000-sf structure, built in the early 1980s, because of its visibility from the LBJ Freeway, says Smolik. The Gateway Business Park structure is now 93% occupied.
In another TIG-negotiated lease, Kacy Jones has signed 4-Wheel Parts to 10,423 sf of office-warehouse space at 3001 E. Plano Parkway in Plano. The tenant also is retaining its spot at 1611 N. Central Expressway in Dallas.
Jones tells GlobeSt.com that 4-Wheel Parts has signed a 10-year deal in the Central Plano Business Park, which totals 137,785 sf. Jones, TIG's marketing representative, and Jeff Jackson, vice president, have acted on the tenant's behalf while Jan Rhea of International Capital in Dallas as represented Central Plano Business Park Ltd., the building owner of the 45,000-sf, single-story structure.
Helen Hudson of TIG has signed a new tenant for P.S. Business Parks at 8200 Springwood in Irving. True Technology is taking 6,332 sf. Bill Tuohy of Baker Commercial Realty Inc. has represented the tenant.
Hudson also has represented ITW Mortgage Investments II Inc. for a signing at 3210 Beltline Rd. in Farmers Branch. The new tenant, Los Arboles, is leasing 5,964 sf.
A 2,269-sf lease has been inked for 4514 Cole Ave. in Dallas, where Meadowbrook Equities Ltd. intends to relocate its corporate offices. Jerry Averyt of Henry S. Miller Commercial has sealed the pact for the tenant while Kim Brooks of Transwestern Commercial Services has represented the building owner, Highland Park Place.
In Richardson, TGM Inc. has leased 4,495 sf in an expansion of its corporate headquarters. Rhonda Rittenhouse and Janice Peters, both of Henry S. Miller Commercial, have represented the building owner, RREEF, for the office spot at 880 N. Dorothy Dr.
Henry S. Miller Commercial's Jerry Yoder and Dan Shoevlin have closed a deal for 9,087 sf of retail space at Southlake's Village Center, situated at 2140 E. Southlake Blvd. The Henry S. Miller team has acted for the tenant, Inside Out Shop Inc., an outdoor furniture and accessories retailer. The property owner, Regency Texas Realty Holdings, has used in-house broker Scott Singleton to negotiate the pact.
Arlington's SCM Real Estate has closed three deals in the past week, with the Leader Corp. taking the largest spot. The commercial printing company has signed for 5,800 sf and will be moving from Avenue H to an office-industrial building at 3205 Bishop Dr. Beaux Riley and Trey Marchbanks, both SCM brokers, have acted on the tenant's behalf. Robert Rivera of Jordan Properties has represented the building owner, Jerry Jordan.
SCM's Riley also has signed the Hoover/Klein Group Inc., an engineering firm, to 1,633 sf at Euless Main Village, located at 416 N. Main St., and the accounting firm of Spitzer and Parker to 4,425 sf at Governor's Row, situated at 2005 E. Lamar, in the city's northern tier. The engineering firm is relocating from Highway 10 in Euless and the accountants from Brookside Office Building along Corporate Drive.
