The Ludlow Co. of Houston has signed a three-year lease for the industrial property at 4655 Wright Rd. It is one of two tenants in the building, which became shell ready in November 2000. Ludlow is vacating about 29,000 sf at Plaza Del Oro, situated along the loop in Houston's southern submarket.

"We definitely have activity for the remaining space," Ross Matthews, a Trammell Crow Co. vice president in the Houston office's industrial division, tells GlobeSt.com. Building D is one of five buildings in the Dallas-based Crow Holdings flex office and distribution park, which launched in 1997. The first phase, totaling 253,851 sf, is fully leased. The second phase of 177,288 sf has as its tenants the Ludlow Co., which moves in July 15, and American Tower, which has taken 22,604 sf in a five-year pact. American Tower had moved into its spot in mid-March in a deal structured single-handedly by Matthews. Ludlow is vacating about 29,000 sf at Plaza Del Oro in Houston's southern submarket.

Matthews has represented Ludlow in the negotiations and Trammell Crow's managing director in Houston, Jim Casey, has acted for Crow Holdings. The going rate in the multi-tenant Southwest Techniplex is 39 cents per sf net.
