Officials for the subsidiary of Michigan-based Pulte Corp. will appeal a development application on Tuesday to members of the Community Zoning Appeals Board.
Instead of a 1,400-unit project, county records show the developer is proposing a 1,017-unit, traditional neighborhood development on 160 acres belonging to Cropseyville Corp. NV.
The homebuilder reportedly has invested millions since first filing a development application in 1997. Two years later, the county commission rejected the application on appeal from the zoning board.
Undaunted, the development venture appealed the decision to a Miami-Dade civil trial court and last year won relief. The court remanded the case to the county for another hearing.
Abiding by the court's decision, the county commission voted in May to allow Pulte Homes and Cropseyville to refile an amended zoning application with the appeals board. Although it submitted a revised development plan, the venture is likely to encounter the same opposition from local community leaders to any development of such size in that section of the county.
The application proposed the development of a mixture of single-family and multifamily homes on the tract of land in a mostly single-family community along North Kendall Drive and west of Southwest 167th Avenue in the southwest section of the county.
To mitigate opposition to the plan, Pulte officials proposed the development at their cost of a primary learning center on a 1.5-acre parcel of land in exchange for a partial waiver of the nearly $3 million in building impact fees owed on such a development. The company also offered to donate a 14-acre buildable site within the development for future school use.
