The property can be divided into 14,453 sf and 28,413 sf suites or can be leased to a single tenant for up to 11 years. The parking ratio is up to six spaces per 1,000 sf leased.

Advantis didn't disclose the asking rent in its prepared statement but area brokers tell GlobeSt.com the Largo submarket goes for $18 per sf to $20 per sf full service. The building was used by Paradyne as a training center but could be converted to a call center, Advantis brokers say.

Paula Buffa and Mark Whitwell of Advantis Tampa will represent Paradyne which is closing down and consolidating several national office locations to cope with the current downturn in demand for telecom products. Paradyne is a spinoff company from Bell Labs.
