The Charlotte, NC-based floral distributor also negotiated a separate equipment-lease agreement at an undisclosed value to use an on-site cooler system belonging to the prior tenant at the 100,000-sf building.

Based on industry estimates, Fresh Concepts paid roughly $7.06 per sf on a five -year lease for a total value of about $650,000.

"This company is very proactive," Ron Berger, a Trammell Crow Co. vice president who specializes in industrial properties, tells GlobeSt.com. "The opportunity was right, the space was right, they said let's do it."

Berger represented the tenant. Kelly Burns, a broker with Kennedy-Wilson Florida Management, negotiated for the property owner.

MICC owns and operates more than fourmillion sf of dock-height space in the Miami-Dade County airport/west submarket.
