SAN ANTONIO-A disaster remediation company has taken 9,450 sf of a 12,600-sf spec warehouse project in San Antonio's north central submarket.
The turnkey deal puts Gerloff Co. into 4306 Naco-Pass where it will operate until a building project is completed on its home site at Bulverdi in the northeast submarket, Jana Eaton, an industrial broker with Grubb & Ellis Co.'s San Antonio office, tells GlobeSt.com. Eaton has represented the spec building owner, Jung Enterprises Inc. of San Antonio. Larry Taylor of Bradfield Commercial Properties has represented Gerloff in the transaction.
Eaton says the six-month lease carries month-to-month options to meet space needs until the Bulverdi warehouse is completed. “The day they saw the space, they were in the next day,” she says. Gerloff is using the site strictly for storage.
In the northeast submarket, Klinger Building Specialties is relocating from 1909 Hormel to the Interstate 35 Business Park, owned by ProLogis Trust. Eaton has represented the tenant in the five-year pact while ProLogis' Charlie Hargis has negotiated for the owner.Klinger is taking 5,690 sf, about 9,000 sf less than it had at its Hormel location. Eaton says the space cut is due to the company eliminating its manufacturing operation and opting to buy materials for its projects.
Klinger has moved into the 31,372-sf Building 1 at 12000 Crownpoint of the four-building project that totals 192,982 sf. The tenant will use the office-service center structure as its primary distribution center for San Antonio.
