The buyer, N/S Corp., paid $1 million for the property, which includes 9,000 sf of existing industrial space. N/S Corp. was represented by Luke Staubitz and Courtney Bell of the Klabin Co. Melissa Lee and Harvey Beesen, also of the Klabin Co., negotiated for the seller, LA-based Sutton Trust.

Developer N/S Corp. plans to build the new project, which will rise at 434 W. Florence Ave., to suit small businesses. The existing industrial building will be remodeled for divisibility into 4,500 sf increments, according to Thomas Ennis, a principal at the firm. Additionally, a new 8,000-sf multi-tenant industrial warehouse and a 4,500-sf office building will be erected. Construction is slated to begin in September with completion planned for January 2002.
