The 80,220-sf building has been sold to Eastern Express. Constructed in 1965, the two-story facility contains 18,000-sf of office space. In addition, it has 24-ft clearance height and six dock-high doors.

Eastern Express was represented by Jonathan Ferrini of Lee & Associates. The seller, Lennox International Inc., was represented by a CB Richard Ellis brokerage team consisting of Bob Goodmanson, Ian Britton, Brian DeRevere and Brad Bierbaum.

This transaction is the latest in a string of industrial deals scattered throughout the county. Many smaller and medium-sized facilities have been changing hands in Orange County over the past few weeks, as demand from industrial users continues to keep the market steady.

The industrial availability rate for second quarter of 2001 is at 5.59%, nearly the same figure as the second quarter of 2000, according to a recent report released by Voit Commercial Brokerage. The industrial availability rate for the second quarter of 2000 was 5.52%.
