Rodney Schwalbach, the company's human resources director, tells GlobeSt.com, that Infraworks has sublet about half of the available space and just signed a letter of intent with another tenant, he says. Katrina King of the Don Cox Co. is the broker for the property. "We're whittling it down quite a bit," says Schwalbach.

The building is just west of Capital of Texas Highway and was formerly occupied by CC/Triad Inc. That company, which develops software for the auto parts industry, has its main offices just around the corner at Las Cimas.

"We're not trying to break even on our lease rates," Schwalbach says. "We're in here for the long haul. We're trying to find some short-terms leases to supplement what we're spending. It seems to be working out pretty well."

Infraworks, which develops and sells security software, moved from Lavaca Plaza, where it occupied the top floor, in the CBD. The company has 66 employees.

In May, the company received $9 million in first-round venture funding. That comes after a $4-million seed round four years ago.
