The build-to-suit is being constructed on about 28 acres that Koll bought from ABC Partners LP of Iowa. The land lies in Des Moines' 300-acre Airport Business Park, an undertaking of ABC Partners. Broker Jim Becker of Jones Lang LaSalle handled the land sale. The fulfillment center, which delivers in Q1 2002, will bring the consolidation of about 1,000 EDS employees from multiple locations in Des Moines.
Des Moines officials were on hand for the groundbreaking. "This is the type of quality project that creates excellent employment opportunities...and generates revenues that go directly back to the community," Eric A. Anderson, the city manager, says in a prepared statement.
The build-to-suit, which includes a 290,000-sf warehouse, is Koll's third for EDS. The other projects are a 262,000-sf assembly and distribution center in Allen, TX and 65,000-sf, two-story office building in Rancho Cordova, CA.
Walt Mountford, Koll's executive vice president, says "we have assembled an exceedingly experienced project team that will cooperatively deliver this quality project to EDS and the Des Moines community."
Dallas-based Corgan Associates is the project architect, with Neumann Brothers of Des Moines acting as general contractor. The Des Moines-based firms of Pace Co. is the site development contractor and Civil Engineering Consultants, civil engineer and landscape architect. Guaranty Bank is providing construction financing. Koll's Mike Rosamond in Dallas is the project manager.
