The Colliers International team of Arnie Friedman and David Harper along with Tom Moore of CB Properties represented the seller. Steve Holland and Dean Asaro, both of CB Richard Ellis' San Diego office, acted on the buyer's behalf in the transaction, which closed earlier this month.

According to Colliers International, Multiple Peptide Systems is eyeing a top-to-bottom rehab to tailor it to a wet laboratory space. The buy has been an industrial distribution facility for Liquori's National Pen business and includes about 7,200 sf of office space, with the balance designed for warehouse use.

Cabot, Cabot and Forbes developed the property in 1974 and sold it to the limited partnership. In additional to National Pen, Liquori's Modern Mold International also used the site.
