Eric Deuillet of Henry S. Miller Commercial has brokered a 43,200-sf, five-year lease with the glass manufacturer. Family-owned Arch Aluminum has facilities in Arizona, California, Florida, Georgia, Iowa, Indiana, Kansas, Mississippi, North Carolina, New Jersey, Ohio, Oregon and Wisconsin.

The 22-year-old company was founded 22 years ago in South Florida and has built its business servicing the glass, mirror, laminated and architectural aluminum industries.

Arch Aluminum is upgrading the site at 2533 Royal Lane in anticipation of an Aug. 1 move-in. The firm just bought the assets and inventory of D&S Insulated Glass in a bankruptcy sale, Deuillet tells GlobeSt.com.

The Royal Lane building is located in the Intermart, a group of several industrial buildings totaling 335,000 sf in an industrial section of town. Deuillet negotiated the deal in less than two weeks on behalf of the tenant and property owner, Intermart Inc. Deuillet says he was "talking to a lot of glass companies because I thought that was the logical tenant." The leased site comes with two custom tempering furnaces and the asset buy, an insulated glass line.

Built in 1980, the 95%-occupied Intermart has all but 80,000 sf taken by office-warehouse tenants. The industrial park carries quoted rates of $4.25 per sf gross.

The Arch Tempered Glass Products line will operate out of the Dallas location and service the North Texas and Oklahoma markets. The company has its sights set on an Aug. 13 business launch and is in the process of bringing in new equipment and a fleet of trucks. "This action fits well in our North American strategic growth plan," says Leon Silverstein, Arch CEO. With the Dallas takeover, the Arch network will consist of 15 tempering furnaces, 12 insulated glass plants, three mirror facilities, two laminated glass locations, 11 architectural aluminum fabrication operations and an aluminum powder coat plant.
