The building is located along FM 1960 between Red Oak Drive and Interstate 45. Doug Little of PM Realty Group represented Koll Bren in the lease negotiations while PM Realty's Ernest Johnson acted for the tenant.

Tenet and subsidiaries own or operate 111 acute-care hospitals and related businesses in 17 states. Tenet also owns 17 medical facilities in south Texas, including Cypress Fairbanks Medical Center also in the FM 1960-Northwest submarket.
