The project includes 118,000 sf of retail space, a new "main street" and 14,000 sf of second-story office space. The development also includes a public plaza for community gatherings.
It will be anchored by a 56,400-sf Albertson's grocery store. The grocer will be located in the heart of project, rather than along busy Quebec Street to improve aesthetics and better serve the neighborhood being built around the center.
Rents in the project are in the $22 per sf to $25 per sf range, compared with $15 per sf to $20 per sf in a typical neighborhood shopping center.
The New Urbanism-style project is being designed by David Owen Tryba Architects. In addition to Albertson's, other tenants include: Citywide Banks, Esquire Fabricare, I Made It Myself, Lowry Liquors, L. Page Pond Optical, Pasquini's Pizzeria, Peaberry Coffee, Qdoba Mexican Grill, Salon Tobie, Soda Rock Café, Timbuk Toys, and Urban Harvest Restaurant.
''The Town Center is an important amenity to our community,'' says Tom Markham, executive director of the Lowery Redevelopment Authority, which chose Miller Weingarten Realty as the developer.
''It will be a community gathering place that provides day-to-day service for the people living and working at Lowry, as well as our neighbors. The main street design is pedestrian-friendly and in close proximity to offices, residences and transportation.''
Developer Skip Miller says he is in negotiations with other high-profile retailers.
''We are very optimistic that the center will continue to attract an eclectic mix that offers something for everyone at Lowry,'' Miller says.
Mayor Wellington Webb is a long-time supporter of the Lowry redevelopment.
"The redevelopment of Lowry is one of our city's shining examples of urban planning, fashioned with the values that have made Denver great," Webb says.
"The Town Center will further distinguish this community as one of the metro area's finest new neighborhoods."
