W. Derrell Curry and Mark O'Donnell, both of CB Richard Ellis in Houston, represented Accenture in the lease revision. Accenture had occupied the 53,642-sf second floor for just one year before deciding it needed more space and signed for the 53,214-sf third floor.
O'Donnell tells GlobeSt.com that the building, completed in 1999, provided the large floor plates that Accenture needed. Josie Duke, Accenture's director of facilities services, concurs. The building's age coupled with the flexibility of the dense open floor plan cinched the deal for Accenture, Duke says.
According to Duke, Accenture is serving as an outsource accounting arm for BP as well as other clients. The second floor currently houses 350 employees and the third floor, says Duke, can accommodate 400 additional employees.
Houston G.P.I., an entity of Granite Properties, owns the 72%-occupied structure, which has available on the first floor. Sandy Benak was the in-house representative for Granite Properties in the deal, effective Aug.1.
The building is located in Park 10 near the energy corridor where O'Donnell says there has been a lot of positive expansion due to the growth of the energy companies. O'Donnell and Curry also have negotiated a 20,000-sf addition to the 44,000-sf lease of Alliance Engineering at 16340 Park 10. In another signing, the team has put the Wood Group into 125,000-sf at the Opus Building, situated at Park 10's 17420 Katy Freeway. Also, Park 10 tenant, Mustang Engineering, has beefed up its leases in negotiations with O'Donnell and Curry and Trione & Gordon ONCOR International.
