Built in 2000, the space is a build-to-suit, with an allowance of $28/sf for tenant improvements. The 9,043-sf low-rise office building is located at 1921 Alton. It has a four to one parking ratio.
The landord, Orix Searless, was represented by Don Nourse of CB Richard Ellis' Newport Beach office. The tenant, G.S.A., was represented by Steve Lane of Voit Commercial Brokerage.
The deal follows another recent office transaction that occurred in the county. A 10,215-sf office suite was leased in the Irvine Spectrum, as reported yesterday by Globest.com. The tenant, Marina Mortgage, signed a seven-year lease for the space, in a deal valued at $2.3 million. The property, which is owned by Kilroy Realty, is located at 111 Pacifica.
