The two-story facility, which is located at 1004 Taft Ave., has served as the tenant's corporate headquarters since 1996. Built in 1979, it is a mirrored glass and stucco structure. The facility is entirely occupied by the tenant, SMS Settlement Services, which is a wholly owned subsidiary of Santa Ana-based First American Financial Corp. SMS provides software systems to the title and escrow industries. In addition, the company offers professional services to homeowners' associations and property management companies.
SMS was represented by Larry Agajanian of Cushman & Wakefield's Long Beach office. Agajanian also represented the landlord, Taft Ave. LLC, which counts local property owner and businessman Bruce Gelker as a managing partner.
The deal follows another office transaction in Orange, in which the Abbey Co. purchased a 29,987-sf office building for $3.2 million. The facility, which is located at 1337 Braden Court, was 100% leased at the time of sale. The seller was BHH Properties LLC.
