The buyer is Woodtech, which operates out of a neighboring property and will no longer have to relocate to expand. The seller is Abbey Press. Coleen Connell, president of George Lithograph, which owns Abbey Press, says the company sold the property because the company intends to support all of its West Coast customers from its Brisbane, CA facilities.

The two buildings are located on 1.66 acres at 401 and 433 Lesser St. The first building, located at 401 Lesser St. is a 36,660 sf; the second building, located at 433 Lesser St., 13,000 sf. Each has heavy power and office space.

Norm Eggen of San Jose-based Colliers International Partnership represented Abbey Press in the transaction; Manuel Peinado with Trans-Century Realty represented Woodtech. According to Colliers own research figures, overall Oakland industrial vacancy rate was 3.8% at the end of the second quarter of 2001, compared to 3.4%at the end of 2000.
