The building is located at 1590 Lakewood Ave. It encompasses 17,571 sf.

Yamada was represented by Lee & Associates. The seller, Lakeview & Orangethorpe Business Center, was represented by Mike Hefner of Voit Commercial Brokerage's Anaheim office.

The transaction follows on the heels of another Anaheim sale, which involved a 22,102-sf research and development facility. The buyer, Specialty Restaurants Corp., paid $2.5 million for the property. Located at 8191 E. Kaiser Blvd., the building was sold by The Clifford Companies.

A string of smaller and mid-sized industrial transactions has occurred in recent weeks, as the decline in the county's manufacturing activity has begun to ease up. Chapman University's composite index, which is used to measure the manufacturing sector, has increased to 45.8 in the second quarter from 43.7 in the first quarter. The index measures the manufacturing sector in terms of production, new orders, employment, inventories of purchased materials and supplier deliveries.
