Pedro J. Garcia and Stuart T. Gordon, brokers with Codina Realty Services Inc. ONCOR International, represented the property owner, Flagler Development Co., a subsidiary of Jacksonville, FL-based Florida East Coast Industries Inc. The operating division of Miami-based Codina Group Inc. is the site's exclusive leasing agent.

Of the three contracts, Garcia and Gordon negotiated a contract extension with Penser Transportation for 26,000 sf. In another deal, Viking Forwarders Inc. leased 24,039 sf, with Patrick O'Hare of Florida Corporate Realty representing the tenant. And Despec Americas Inc. leased 13,500 sf of space in the industrial park, with the Doran Jason Group Inc. representing the tenant.

Now in phase-two development, Beacon Station commands from $5.60 per sf to $6.50 per sf for industrial-grade space. Around 2.5 million sf has been constructed at the site. Phase-two development proposes another 6.5 million sf, with 4.5 million of that amount slotted as industrial product. Another 1.5 million sf of office space also is planned.
