The panel, which promotes the safety, well-being and social development of children, has leased 37,000sf of warehouse and office space at 801 First Ave. South, and 40,000 sf of office space at the Provident Building.

Both buildings are owned by Martin Smith Inc. The Provident Building is a 57,000-sf, six-story office building located at 568 First Ave. South in the historic Pioneer Square District of Seattle. Originally built in 1910, Martin Smith Development Company performed a 100% renovation, which was completed in October 2000. The office building was fully upgraded to meet the needs of the contemporary office user, including 17 underground parking stalls, new elevators, redundant fiber optic capacity, and new building systems.

801 First Avenue South was the former industrial site of the WOSCA shipping company. A group of investors led by Greg Smith of MSI acquired the property in January 1999 and improved the site with office and warehouse components. This eight-acre site is proposed for a future "campus-style" mixed-use development with a potential of up to 1.2 million sf in four buildings.

Washington Partners represented both the tenant and landlord on this transaction.
