Arapahoe Liver and Digestive Health Center bought 1.25 acres and the South Denver Cardiology Associates bought 7.47 acres in the Ridge at Southpark, a 50-acre business park north of County Line Road and west of Broadway.
The park is being developed by L&A Ridge Developers LLC, a partnership led by Lankford & Associates Inc.
"The health care industry is booming in the south Denver area,'' says Steve Weirich, an L&A Ridge principal. He adds the parcels represent some of the last opportunities for large build-to-suits in the area, near Lucent and Avaya Technologies' 800,000-sf office campus in the Highlands Ranch Business Center.
The sales price wasn't released.
Southpark is divided into nine lots, ranging form 1.25 acres to 16.64 acres.
Earlier in the year, Baltimore-based MIE Properties Inc. purchased 19.3 acres to build 185,000-sf of low-rise flex and office product.
Robert A. Lankford, president and CEO of Lankford & Associates, says he ultimately plans to develop 700,00-sf of offices, mixed-use and complementary facilities on the site. He estimates the completed value at more than $100 million.
