The company, Lereta Corp., has signed a 10-year deal to occupy 35,000 sf in the complex. The office development is located on Commerce Drive in Baldwin Park.

The tenant was represented by Darren Shibuya of Cresa Partners. The landlord, Washington Mutual, was represented by Ron Helm of the Trammell Crow Co.

The deal has occurred as the LA County Environmental Services has signed a 10-year lease to occupy 77,000 sf in the complex. The transaction is valued at $14 million, as reported yesterday by Globest.com.

"These two deals continue to represent the major expansion of LA-based companies to capitalize on the superb freeway system, educated labor base and affordable housing that attract major employees to the San Gabriel Valley area," Helm says. "In comparison to the rest of LA County, the San Gabriel Valley held its own with respect to vacancy rates and gross absorption. It continues to grow as the hot bed for new corporations."
