The building stands at 40 Empire in the Olen Spectrum Pointe Business Park. The tenant, Howard Schultz & Associates International Inc., has already occupied the facility.
A brokerage team from the Irvine Spectrum office of Lee & Associates Commercial Real Estate Services Inc. represented the tenant. The landlord was represented by Kathy Wadsworth of Olen Properties in Newport Beach.
Demand has begun to heat up among industrial users looking for smaller and mid-sized property in Orange County. Earlier this week, three Orange County industrial properties changed hands for a combined $2.3 million, as reported by Globest.com. The facilities, which were sold in separate transactions, total 31,915 sf. They are located in Santa Fe Springs, Orange and Brea.
