The new development, which will cost about $200 per sf when the land is included, will include restaurants, coffee houses, bistros, small specialty shops. It will serve as the gateway to Downtown Littleton.
"Riverbend is now 50% pre-leased with a tenant mix to include Peaberry Coffee, Baja Fresh, Subway Sandwiches, and Panda Express," says Bob Bramble, senior director of Frederick Ross Co., which found the land at Prince Street and Santa Fe Boulevard and is leasing and marketing the project. "Construction will begin with the demolition of the existing building and is scheduled for completion mid-January with a grand opening slated for first quarter 2002.''
The project will include two buildings, a plaza and a clocktower.
"The project will be complementary and synergistic to existing Old Town Littleton," says Blake Landon, vice president of Landon Enterprises, and daughter of the company's founder, Dick Landon. "The project will enhance the north entrance to old town Littleton and complement surroundingarchitecture, while maintaining a genuine neighborhood setting."
''We are pleased with the success of bringing locally and nationally recognized quick-serve tenants to the project," says Cory Garfield of Frederick Ross. "To round out the tenant mix we are still looking for a high-end wine and spirits store, a sit-down Italian / pizza café, specialty bike store anda financial services center."
"The city of Littleton is pleased to support the Riverbend project," says Denise Naegle, director of community development of the City of Littleton. "This project will bring energy and vitality near the heart of Downtown Littleton, and will add to the selection and variety of restaurants and services needed in the area."
The project will be similar to Landon's Broadway Central project at Broadway and 6th Avenue in Downtown Denver. The Mulhern Group, a Denver architectural firm, is designing Riverbend.
