Developed by Guthrie Development Co., the complex will sit on a 3.6-acre parcel at the corner of Arroyo Vista and Valeroso. Guthrie acquired the site in April for $2 million from Maria Sobrino.

The project's six buildings will range in size from 5,670 sf to 12,030 sf. Each facility has been designed as a single-story, concrete tilt-up with extensive window lines, ground-level loading doors and a minimum warehouse clear height of 16 ft. Underground work has been performed at the three largest buildings, so that they can be divided up into smaller spaces if needed.

Total construction cost of the project has been estimated at $2.4 million and completion of the project is slated for January 2002. One building in the complex has already been pre-sold to BranDit Systems, a Foothill Ranch-based technology company.

The project's general contractor is Irvine-based Miller Contracting Co. The architectural firm is Costa Mesa-based William Skinner and Associates. Marketing will be handled by Trent Walker and Brian Corrigan of Voit Commercial Brokerage.
