The recently completed buildings are located at 30201 and 30221 Aventura in the Saddleback Tomas Business Park. One facility encompasses 9,784 sf, while the other one encompasses 8,666 sf. In addition to industrial space, the two buildings contain room for offices, 5,681 sf and 4,583 sf respectively. They also feature ground level loading, yards and skylights. Both facilities are currently available for lease.

Mike Baker and Guy LaFerrara of Lee & Associates Irvine Spectrum office represented California Rosen LLC. The seller, Severson Smith LLC, was also represented by Baker and LaFerrara, as well as Tom Gilmer of Lee & Associates Orange office.

The deal follows a recent announcement that construction has begun on a six-building industrial complex in Rancho Santa Margarita. Known as Arroyo Vista Business Center, the property will encompass 57,685 sf when completed. Developed by Guthrie Development Co., it will rise on a 3.6-acre parcel at the corner of Arroyo Vista and Valeroso.
