According to Tim Mahoney, principal of Mariner Commercial Properties Inc., the development arm of Ardmore-based Mahoney Realty and owner/developer of the property, asking rents are $27 per sf.
The building, Butler Commons Office Center at 4060 Butler Pike, has pre-installed fiber-optic broadband voice and data technology and a brick-and-reflective glass exterior. Mariner is the owner-operator on the project, which was designed by Rhett Hamilton Jones.
Mariner is also the force behind 15th & Chestnut, a Downtown Philadelphia residential tower that is still in the planning stage. Mahoney would not comment on the property, though sources close to the deal say the developer is awaiting zoning approval for a proposed garage.
