The office space would have been the first large-scaleoffice development of its sort in the intownneighborhood.

Borders, president of NovareGroup, says his vision for the 27-acre tract hasshifted toward residential development. To that end,plans are in the works to begin constructionlater this year on townhouses and single-family homeson the site near the heart of the city at I-20 and theGlenwood-Memorial Connector.

Borders proposed the 1.1 million-sf, mixeduse development a year ago. Since then plans toinclude a Publix grocery store at the site fellthrough as well. The site was rezoned last year toaccommodate 300,000 sf of office space and80,000 sf of retail.

Borders and Novare in 1998 developed the 77-year-oldBiltmore hotel in Midtown, converting the buildinginto class A office space after it sat vacant for 15years.
