About 54,000 sf of the building at 8154 Bracken Creek is warehouse with about 17,000 sf for offices. The building is positioned on nine acres, five of which are used for parking. The company needs the parking space so employees can park their cars during the day and park the service trucks at night.

Jeff Brown of Chicago-based Transwestern Commercial Services' San Antonio office has represented the building owner. Robert Hamilton of D.B. Harrell Co. has handled the deal for the tenant.

Christianson, which is part of Round Rock, TX-based American Plumbing and Mechanical Inc., had been near the intersection of Loop 1604 and Interstate 10 in the northwest submarket. Hamilton tells GlobeSt.com that Christianson wanted to stay along the 1604 corridor that arcs from northeast to northwest. From there, Christianson has quick access to the growth in the northern parts of the city.

The Round Rock parent firm provides contract plumbing, HVAC and mechanical services in more than 20 states. The company works on single-family and multifamily residential buildings and commercial and institutional projects. The company, which goes back to 1950, said it has net income of $682,000 on revenue of $304 million for the first six months of its fiscal 2001. That compares to the same net income on revenue of $266.8 million for the same period in 2000.
