Marelich Mechanical Co., Inc., an engineering and mechanical contracting firm, bought the 37,400-sf space at 24041 Amador Street for a price that works out to about $143 per sf, a price that is well below average market price in the Bay Area. However, it is comparable to other areas in Hayward.

Bob Ferraro and Dan Bergen of Colliers International represented the seller, The Mattheson Cos. in the transaction, while Marelich was represented by Steve Chess of the Sutherland Co.

Ferraro tells GlobeSt.com that this was the only office building in the area for sale of the size range for which Marelich was in the market. The company is currently based in Hayward, with all of its warehouse and manufacturing space in the area.

"Their current lease has expired and they were looking for to relocate in the area," says Ferraro. "This is definitely one of the highest sale prices of the year, especially in the Hayward market. We don't get that many companies in the area looking for that amount of space."
