Vacancies Soar in Howard, Anne Arundel Counties

BALTIMORE-KLNB has issued its mid-year report on these two counties that comprise a corridor between Washington and Baltimore. While rental rates have remained steady, vacancies have soared into the high teens, and even Maryland is suffering from a culprit that has been identified with Northern Virginia--technology.

BALTIMORE-Vacancies are soaring in Howard and Anne Arundel counties. The culprit–technology–is familiar, although the geography is not. For the most part, mid-year reports from various commercial real estate firms have suggested that various Maryland markets and submarkets played second fiddle first to Northern Virginia during the tech boom, and now Washington, D.C., which is holding steady with the feds, associations and law firms.

But at least in this corridor between Washington and Baltimore, this submarket has been hard hit by tech companies failing, or not expanding as much as Fairfax, Loudoun or Tysons Corner in Virginia.

In its report, KLNB said when you include sublease space put back on the market, that the vacancy rate in Howard County is 17% and 14% in Anne Arundel.
