Presently, the firm owns or manages 22 office properties with about 1.5 million sf. The portfolio is evenly spread throughout the region, with the bulk in the Montgomery County, 1-270 corridor. But Guardian also has properties in the District and in Northern Virginia. The firm is developing a 60,000-sf building in North Bethesda, MD. The building, at 11919 Rockville Pike, is set to deliver April 2002.

Unlike some sites, Guardian is not using a third-party provider for data on its buildings. Several of the smaller real-estate companies in the Washington area use CoStar Group, a real-estate research firm based in Bethesda, MD. CoStar has its own proprietary products that it delivers via the Web and CD ROM. The company also has a product that allows companies such as Guardian's to list CoStar data on their Web sites.
