The facility, which stands at 12655 W. Jefferson Blvd., is 100% occupied. It is fully leased to Edu Trek, a subsidiary of Illinois-based Career Education Corp. Edu Trek recently relocated to its current site, having consolidated and expanded its operations from previous sites in Westwood.

El Segundo-based Summit Commercial was represented by a Colliers Seeley brokerage team consisting of Michael Ross, Craig Meyer and Steve Solomon. The brokers also represented the seller, Irvine-based Legacy Partners.

Legacy Partners was represented by the same Colliers Seeley team in the recent sale of Marina Tech Centre, a 68,788-sf class A office building in Playa del Rey. The facility was acquired by San Juan Capistrano-based Argus Realty Investors for $16.2 million.

These sales and other pending transactions have area brokers optimistic about a recovery in the West LA market. "West LA continues to be an attractive market due to its regional strategic positioning and constrained market with limited new construction," Ross says.
