Woodinville 522, a 392,000 square foot office/warehouse park, will be the new home of QBS, which presently occupies two facilities in Redmond – an office building on Willows Road and an offsite warehouse.

"Quality Business Systems is a steadily growing organization with increasing market share in the Puget Sound region," President Teri Dunn said in announcing the deal. "The new building in Woodinville will provide us with three times the amount of space we presently have."

The new building is expected to facilitate the company's predicted growth."Woodinville 522 will be a hub for some intended acquisitions," Dunn says "We are working on acquiring some smaller office equipment companies."

Quality Business Systems' goal, from a facilities perspective, was to increase efficiency, create more working space for employees, maintain a corporate environment, and allow for future expansion in a central eastside location, says Chris Hughes, a broker with Pacific Real Estate Partners.

"The most challenging part of the requirement was finding a facility that had a corporate environment and allowed extensive office build-out along with a 24' clear height warehouse, Hughes says."

Woodinville 522 Business Park is ideal for a high technology manufacturing user or service-oriented organization with needs for some warehousing space, says Dave Kessler, Opus Northwest Real Estate Development Manager. He adds the park's buildings offer the possibility for users to have a high percentage of office space in addition to manufacturing space, by providing comfortable three parking spaces per 1,000 sf ratio, significantly more than a typical project of this type.

Kessler says with the QBS lease in place, Opus immediately has begun the grading on the building site. QBS is scheduled to occupy the building in June 2002.

Opus purchased the property in August 2001 from Woodinville North Joint Venture. Details of the QBS details were not disclosed.

Steve Henderson, a broker with the Broderick Group, represented Opus Northwest on the QBS lease transaction, and Hughes, along with Gary Bullington of Cushman & Wakefield of Washington, Inc., represented Quality Business Systems.
