William J. Byrd and Robert Parsley of Colliers International represented the seller, Canadian-based Lakes Acquisitions Ltd. Warehouse Associates president David R. David negotiated the deal on its behalf.

David tells GlobeSt.com that he has no immediate plans to develop the added acreage, which abuts the 35-acre Corporate Center Kirby. It was purchased, he says, for dual frontage along Kirby and Belfort, an up and coming a major transportation artery, says David.

Corporate Center Kirby consists of two high-end, flex buildings, totaling 108,000 sf, currently under construction. The design is tilt-wall construction with the appearance of a cast-panel office building. The shells will come to market in late October or early November. Verret Architects is the designer of Corporate Center Kirby. Rosenberger Workman Construction LP is the general contractor and Lin Engineering Inc., the civil engineer.

Interest in the project is so high, says David, that permitting and planning for two more buildings, adding 137,000 sf, is under way. To date, a 12,000-sf tenant has been signed for one of the under-construction buildings.

David says the buildings are geared to tenants in need of expensive infrastructure in such high-growth industries as biomedicine. Billy Gold of CB Richard Ellis Inc. says the property is well positioned to serve the biomedical community, one of the major economic engines for Houston. Gold says South Houston is poised for unprecedented growth, given the support feeders of Texas 288's master-planned communities, the 50,000-employee medical center with a planned expansion of 10 million sf over the next decade and ongoing CBD projects for a hotel, convention center and basketball arena.
