Occam will occupy 1700 sf of space at the business park, which is located at 1318 Redwood Way immediately. Basin Street Properties represented itself in the transaction, while Shawn Greenway of Lee and Associates represented Occam Networks. Basin Street Properties representatives say that there is currently additional space in the complex for rent, although it is moving fast.

"Companies, such as Occan Metworks, see the value of expansion in this sub-market," says Scott Stranzl, vice president of Basin Street Properties. "They are coming into the market to tap the existing critical mass of engineers."

The campus, which consists of 30 one to four story buildings, has attracted tenants such as Cisco, Nokia and Turin Networks in the past, mainly due to its extensive amenities. The property is equipped with patio areas, volleyball and sport courts, an amphitheater and access to several restaurants, cafes, shopping and public transportation.

Neither party would disclose the lease rate for the transaction, and it was not otherwise immediately available.
