The park will be located on a 47-acre parcel that is part of the 562 acres Burlington-based Gutierrez purchased from the Metropolitan Life Insurance Co. last fall here and in neighboring Northborough. But according to Dan Clarey, project manager for the company, there has not been any "strong interest" in the property. "We are actively marketing the property," he tells GlobeSt.com. The problem is there are a number of large spaces available in this area, including 3Com, with 1.2 million sf of space and 500,000 sf of that already on the ground. 3Com is across the street from Gutierrez's planned office park.

"There is a lot of space out here," notes Clarey. ""This place was a destination up until last year." The old Digital property, bought by Boston Properties, is also permitted for 400,000 sf of space and waiting for a tenant.

Clarey says that the company is currently permitting for a small six-acre site in Northborough for a retail development. "We can do quite a bit of office space on the property," points out Clarey, referring to the 562-acre parcel. "We have the capacity to do between three and five million sf of space on the property." New York-based developer Benderson Development Company recently scrapped plans for a hotel here on another part of the 562-acre parcel.
