Suburb's Retail Market Continues Rapid Growth

NOVI, MI-Landon Development Corp.'s planned $75-million Promenade will offer 375,000 sf of retail in a city already nearing its saturation point with shops. City officials would have preferred light industrial development.

NOVI, MI-Landon Development Corp. of Bloomfield Hills, an arm of the Tampa, FL main office, is building a 375,000-sf retail shopping center with four outlots at the intersection of Grand River and Wixom roads. The development will add to the successful retail that has been building up around the intersection and nearby junction of I-696, a corridor west of Detroit that’s seen much new residential and commercial growth.

Novi is already 65% built out with retail, with 2.2 million sf in place, says Greg Capote, the city’s economic development coordinator. He would rather Landon bring in offices or light industrial but the city has to follow a negotiated settlement that allowed the new development.

The company changed the zoning from industrial to retail, more in line with the surrounding area. Light industry has been popular in the city, Capote says.
