The tenant, a manufacturer of knit apparel and sportswear, has sewn up a deal valued at $1.7 million. The manufacturer, Coogi Australian Inc., will occupy the entire office and distribution center, which is located at Livingston Avenue.

Coogi Australian Inc. was represented by Chris Jackson of Grubb & Ellis' Sherman Oaks office. The lessor, Patricia Corp. was represented by Michael Stevens of DAUM Commercial Real Estate Services' San Fernando Valley office.

The deal follows another recent industrial transaction, in which Manhattan Beach, CA-based Skechers USA sublet a 285,600-sf industrial facility in Ontario for $4.1 million. The sublessee, a Chicago-based wholesale distribution company, has inked a four-year agreement with Skechers. The company, M. Block & Sons, has already occupied the building, which stands at 5725 E. Jurapa St.
