The larger of the two facilities encompasses 106,717 sf. It is a single-tenant property that houses the Logistics Return Center for Wal-Mart. Built in 1993. The facility is located at 1900 Aerojet Way in Las Vegas.
The second building stands at 795 Trademark Drive in Reno. It is a 75,257-sf single-tenant distribution facility, which is occupied by MEMEC.
The transactions were brokered by Alan Pekarcik of Voit Commercial Brokerage's Irvine office, as well as Robert Mitchell and Mike Bouma of Voit's Anaheim Metro office.
The buyer, Triple Net Properties LLC, will add the properties to its diversified portfolio. With more than 5 million sf of retail, industrial and office properties in the Western United States, Triple Net specializes in advising REITS and redevelopment programs. In addition, the company assists 1031 exchange investors in finding qualified replacement properties.
