Chris Hotze of Southwest Realty Advisors in Houston represented Nitro-Phos Inc. in the acquisition. Marc Drumwright, also of Southwest Realty Advisors, acted for the seller, HRM Partners, a group of local investors. Hotze tells GlobeSt.com that HRM had the property for 10 years before deciding to sell.
Hotze says the building is dock-high with insulated metal and 2,000 sf of office space. The buy brings the relocation of Nitro-Phos' corporate headquarters from 1222 Cullen Blvd. Hotze says it also will serve as the company's southwest distribution center. Nitro-Phos has several other distribution centers in other parts of the city. The building's proximity to major arteries--US Highway 59, Interstate 45, Texas 288--as well as the CBD sparked the decision to buy, according to Hotze.
