About eight of them are sold.

The stucco, brick and glass project, called the Speer Lofts, is located at the southwest corner of Speer Boulevard and West 29th Avenue.

''We also have a commercial component -- five live-work units,'' Berton tells GlobeSt.com.

His companies, RealArchitecture and UnrealConstruction Inc., will buy three of the live-work units, which sell for about $260,000 each. A commercial real estate broker bought one of the units and one remains unsold, he says.

Units will be ready for occupancy next summer, and Berton says he expects the market to pick up by the spring.

''A year ago, we could have had 10 projects underway and we couldn't have completed them fast enough to meet the demand,'' Berton tells GlobeSt.com. ''Things are a little slower, but they're still selling.''

His wife, Kris Berton, a real estate agent with the Kentwood Co. of Denver, is listing the project.

''Interest rates are just about at an all-time low, which is going to help the market,'' she predicts. ''And every one of the units has views of the Downtown skyline, which you don't find in many other projects in Highland. Typically, some of the units have great views of the skyline and others overlook alleys."
