"This property is at the foot of the San Mateo Bridge, a location that offers great accessibility to the entire Bay Area," says Bob Ferraro of Colliers International, who represented White-Goodwin with partner Chet Barney. Mark Kol of CB Richard Ellis represented ETS, a wireless communications company offering worldwide technical support.

"Hayward seems to be much more insulated from the current economic problems because it's a community-driven market," says Barney. "In addition, many companies are either relocating and/or expanding because of the city's proximity to so much of the Bay Area." Still, says Ferraro, "There have only been a handful of R&D leases completed in Hayward this year."

Colliers' midyear market report describes the Hayward industrial market as an attractive place for users and investors looking for great value in the San Francisco Bay Area. Experts predict that the market will continue to be slow throughout the rest of the year, but it remains one of the best economic values in the Bay Area.
