Opus broke ground at the 20-acre site in May 2001, and four buildings are currently under construction. Two of the buildings will be 30,055 sf and two will be 47,025 sf, divisible to 15,000 sf.

A source at Opus West tells GlobeSt.com one of the buildings has attracted interest. "These light industrial buildings are for sale or lease, and are perfectly suited for companies that want to own their facility and control operating expenses," says Randy Ackerman, Opus' senior development director.

Ackerman says the Tri-valley industrial market continues to attract manufacturing and light industrial space users from Silicon Valley and from I-880 industrial cities, such as Hayward, Union City and San Leandro, where rents are higher and traffic more congested.

Bob Lund, Opus West's Director of Construction, says that this first phase should be shell-complete by the end of this year. The second phase of development involves the construction of 2 buildings-74,620-sf and 87,520-sf-, and is designed to allow flexibility for potential build-to-suit users.
