The Texas firm is taking 95,101 sf for 10 years at an estimated annual rent of $2.19 million or $22 million for the full term, area brokers familiar with the transaction tell GlobeSt.com on condition of anonymity.

In a prepared statement, Docucorp acknowledges the lease contains an option for another 50,000 sf for potential expansion. If that option is exercised shortly, the total 145,000 sf leased would have an estimated value of $3.34 million per year or about $34 million for the 10-year term, area brokers tell GlobeSt.com

"That certainly would put it up with some of the bigger office leasing transactions we have seen in Atlanta in recent years," a seasoned broker intimate with the northwest office submarket tells GlobeSt.com on condition of anonymity.
